THE HIGH-RISE TOWER

FLYING HIGH

The high-rise tower is undoubtedly the most striking of the three buildings and has been considered a Munich landmark since the 1960s. The revitalized architecture will offer 21 floors, each with 2,000 sqm of rental space per standard floor. The ceiling height ranges from 2.73 to 2.90 meters. The “Top of the Building” will be a special attraction with its stunning roof terrace. The top floor will be divided into a smart-working area and a sky lounge. Once the redevelopment is completed, the 360° sky lounge can be used as an interactive space either during or after work, or for events. The roof terrace will be enhanced by a glass windshield and can be used by all tenants.

THE NORTH BUILDING

Start it up!

The north building will have a total of four floors above ground and one below, totaling approx. 5,100 sqm GFA. On the ground floor, there will be a foyer and the main entrance to THE SOURCE. THE SOURCE can be reached on foot in roughly four minutes from the “Siemenswerke” S-Bahn station. The design of the facade is inspired by that of the high-rise tower.

Conferencing and co-working spaces can be booked in the north building. Parking spaces for more than 400 bicycles, along with showers, can be found in the basement. The roof terrace of the north building will be an ideal spot for taking time out. The café on the square and various shops will be open not only to tenants and workers, but also to local residents.

THE SOUTH BUILDING

A DYNAMIC MIX

The south building of the ensemble will consist of three floors above ground and four below, totaling approx. 5,400 sqm GFA. It will be a new unit with smaller office spaces for start-ups, a gym, and meeting bar, but also an integrated daycare facility and approx. 600 sqm of workout space. The entire ground floor will consist of a restaurant offering a comprehensive culinary concept that leaves nothing to be desired and will also be open to visitors and local residents.

The underground garage, with approx. 360 parking spaces, can be accessed from Siemensallee.

THE OPEN SPACE

CONNECTING WITH NATURE

The layout of the ensemble and the neighboring developments create coherent, high-quality open spaces. They cover the entire spectrum from calm to lively and have been purposely designed in varying sizes.

On the square, the roughly 160 sqm reflecting pool will be a particular highlight and the perfect setting at lunchtime or after work for relaxation and respite.
